⚔️ PART 2. D-Day Traps: Face-to-Face & Move-In Administrative Loopholes
Even if the contract looks fine, scammers will try to exploit administrative loopholes on the day of signing and moving in.
▶ 1. Fake Representatives [가짜 대리인]
- The Trap: The broker or a family member claims the landlord is too busy and acts as a representative to sign the contract and steal your massive deposit.
- Defense Tactic: Always sign face-to-face with the landlord. If a representative comes, you must take and keep their original 'Certificate of Seal Impression' [인감증명서] and 'Power of Attorney' [위임장] issued within the last 3 months. Make a video call to the landlord right there to match their face with their ID.
▶ 2. Delaying Legal Protection [법적 보호 지연]
- The Trap: Even if you move in and report it to the government, your legal protection [대항력] takes effect at 00:00 the next day. Scammers exploit this 24-hour gap to secretly get a bank loan using the house as collateral on your move-in day.
- Defense Tactic: Your absolute best shield is monitoring the registry up to the final minute of your move-in day. Never rely blindly on the paper the broker hands you.
▶ 3. The Crucial Move-in Day Action Guide
- Step A: Demand the broker print the most up-to-date Real Estate Register right in front of you on the contract day.
- Step B: Transfer your deposit ONLY to the bank account under the landlord's own name.
- Step C: As soon as you unpack on move-in day, run to the local Community Center [주민센터] with your contract and ID to report your change of residence and get a 'Fixed Date' [확정일자] instantly.
